A DTCM license is the starting point, not a differentiator. Every legitimate holiday home operator in Dubai is required to hold one. If a company cannot show you their license number, stop there.

Beyond the license, the questions that actually separate good operators from average ones are about processes, not promises.

Ask how they price. Dynamic pricing, adjusted regularly based on demand and local events, consistently outperforms a fixed nightly rate. A manager who sets your price once and leaves it is leaving money on the table.

Ask how they screen guests. The quality of guests staying in your property affects your reviews, your furnishings, and your building relationships. A good manager has a clear screening process and is willing to turn away bookings that do not meet the standard.

Ask what the monthly report looks like. You should receive a clear breakdown of bookings, occupancy, gross income, deductions, and net payout every month. If a manager is vague about reporting, they are vague about your money.

Ask who handles issues during a stay. A local team based in Dubai who can respond to a guest issue the same day is worth more than a remote operation that handles everything by message.

Ask for references from current owners. A company managing properties well will have landlords willing to speak to that.
